Fire Safety Compliance
Managing short-term rental compliance in NSW is no longer optional. Under the 2026 mandates, failure to maintain AS 1851-2012 Section 14 standards is a direct statutory breach.
Mandatory Statutory Obligations
NSW Fire Safety Standard (S.i 5)
CriticalUnder the NSW Environmental Planning and Assessment (Development Certification and Fire Safety) Regulation 2021, all STRA properties MUST meet specific fire safety standards, including networked smoke alarms and heat alarms in specific locations.
AS 3745 Evacuation Diagrams
CriticalA compliant evacuation diagram, correctly oriented and showing all exit paths and fire equipment, is a statutory requirement for registration on the NSW STRA Register. Inaccurate diagrams are the leading cause of registration rejection.
Emergency Information Booklet
MandatoryOperators must provide guests with an Emergency Information Booklet outlining emergency contact details and procedures. Failure to provide this is a direct breach of the STRA Code of Conduct and carries heavy penalties.
AS 1851-2012 Maintenance NSW
DefectAs of 13 February 2026, full compliance with AS 1851-2012 for Annual Fire Safety Statements (AFSS) is mandatory across all relevant buildings. Non-adoption of Section 14 (Six-Monthly) schedules is a direct statutory breach.
